Restaurants may be appraised through the cost approach, particularly when the improvements are specialized. Cost alone may not capture functional obsolescence, market demand or the economics of a second-generation sale. PTA considers available sales and income evidence together with the property’s design, condition and continued utility
Factors our consultants review
- The timing and extent of the last renovation. Partial remodels usually take place every five years with complete renovations taking place after approximately ten years.
- Drive-through capacity and traffic flow
- Excess or inefficient dining and playground areas
- Is the indoor seating area too large?
- Is there an antiquated exterior design?
- What are the smoking and nonsmoking design challenges?
- Is there limited parking?
